Greene King has announced plans to sell off dozens of its pubs and convert another 150 into tenanted or franchised locations, putting hundreds of venues at risk as the UK hospitality sector struggles with rising costs.
The brewery giant will transition about half of the affected sites into its “Pub Partners” division, which offers lease or franchise agreements.
The remaining 150 pubs are under review for possible sale in the medium term. It is expected that less than 2% of the estate will close immediately.
This announcement comes as Greene King’s managing director, Zoe Bowley, steps down, marking the latest departure among senior leadership during what chief executive Nick Mackenzie describes as a “perfect storm” of rising inflation, increased employment costs, and a challenging trading environment.
Industry observers have noted that this move underscores the ongoing pressure on high street pubs, especially following Brewdog’s administration in March, which led to the immediate closure of 38 bars and the loss of 484 jobs.
Chancellor Rachel Reeves’s increase in employer National Insurance contributions and the National Living Wage has added to cost pressures, despite a support package for pubs that includes a 15% reduction in new business rates and a two-year freeze on rates in real terms.
The Labour Party has also pledged a new High Street Strategy to support retail, leisure, and hospitality businesses across the UK.
Analysts suggest that Greene King’s restructuring is likely to spark further debate about the sustainability of Britain’s pub sector as it grapples with a combination of economic challenges, rising rents, and escalating energy costs.
Chancellor said in January: “If we’re going to restore the pride in our communities, we need our pubs and our high streets to thrive.
